O’Cartier 2

Project Summary:

O’Cartier 2 is the second phase of a transit-oriented development on the Rivière des Prairies, positioned within the Cartier TOD and a short walk to métro Cartier. The 10-storey, 196-unit tower extends the O’Cartier address with a mixed-use podium that activates the street and consolidates neighborhood services. The site leverages riverfront proximity, direct cross-island access to downtown Montréal via metro, and a mobility-rich setting that prioritizes walking, cycling, and transit.

Architectural Vision:

The design articulates a clear base-shaft composition, a commercial basilaire at grade anchors the pedestrian realm, while the residential volume above is expressed with regular glazing rhythms and refined cladding. Massing is calibrated to frame the river corridor and the approach to Pont-Viau, while maintaining permeable ground edges toward the metro. The podium storefronts establish day-to-night activity. The overall language is contemporary and restrained, urban, durable, and legible at multiple scales, reinforcing a civic presence along the gateway into Laval.

Key Features:

TOD Placement & Urban Connectivity: Located inside the Cartier Transit-Oriented Development, steps to métro, bus terminus, major boulevards, and river paths.

Mixed-use program at grade to serve daily needs and activate sidewalks.

Site & Infrastructure: Three levels of indoor parking plus visitor capacity bike storage; walk- and cycle-friendly access to metro and riverfront.

12,000 sq. ft. of commercial podium area to consolidate services and strengthen the street edge.
